Your main shut-off is usually in a box near the street by the water meter, or on the front wall close to the hose bib. Find it now and turn it once a year, because the time you need it is not the time to discover it is seized.

## Where it is

Valley homes are built slab on grade, so there is rarely a basement to check. The meter box near the curb holds the utility's valve; the house valve is usually where the supply enters the front wall. The pressure reducing valve, if the home has one, sits on that same line as a bell-shaped brass body with an adjusting screw on top.

## What goes wrong

- The shut-off seizes from years of never being turned, and shears or weeps when it finally is.
- A failed PRV lets street pressure through unregulated, which is hard on every fixture, appliance hose and heater in the house.
- Pressure creeping above about 80 psi shortens the life of everything downstream and is a common cause of repeat fixture leaks.

## What to check first

1. Turn the main shut-off fully closed and back open once a year, so it does not seize.
2. Fit a pressure gauge to a hose bib. A steady reading well above 80 psi points at the PRV rather than the fixture you were blaming.
3. Watch for pressure that climbs overnight with no water running, which is a classic failing-PRV symptom.

## When to call us

Call (702) 900-5992 when the valve will not close, weeps once moved, or pressure stays high after the PRV is adjusted.
