Water Heater Repair and Replacement in Las Vegas
A tank water heater in Las Vegas typically lasts 8 to 12 years, shorter than the national range because water here runs about 17 grains per gallon and the resulting scale insulates the burner from the water it is meant to heat. Replacing one is a permitted job in all three valley jurisdictions.
What is included
The work itself
Water heater replacement
Old unit removed and disposed, new tank set, connected and tested, permit pulled and inspection scheduled.
Water heater repair
Thermostats, elements, gas control valves, thermocouples, T and P valves and expansion tanks.
Flush and scale service
Draining and flushing the tank to clear the sediment bed that hard water leaves behind.
Worth knowing
Before you book
Gas and electric tank replacement
40, 50 and 75 gallon units, sized to the fixture count rather than to whatever was there before.
Thermal expansion control
Most valley homes sit on a closed system behind a pressure reducing valve, so an expansion tank is required and is checked on every replacement.
Permit and inspection handling
Clark County, the City of Las Vegas and North Las Vegas all require a permit for a replacement. We pull it and meet the inspector.

Questions
Water Heaters, answered
How long does a water heater last in Las Vegas?
Plan on 8 to 12 years for a tank water heater here, the short end of the national range because of the water. At about 17 grains per gallon, valley water leaves a mineral bed on the tank floor that insulates the burner from the water it is heating, so the unit works harder for the same output. A softener and a tank flushed on schedule will usually reach the top of that range or beyond.
Should I repair or replace my water heater?
If the tank itself is sound and the fault is a thermostat, element, valve or thermocouple, it is a repair. Once the tank is leaking from the body, or it is past ten years and the repair is a large fraction of a replacement, replacing it is the honest call. We tell you which situation you are in before doing either.
How hard is the water in Las Vegas?
Las Vegas Valley Water District publishes valley tap water at roughly 291 parts per million, about 17 grains per gallon, and classifies it as very hard, around two and a half times the national norm. The minerals come from the Colorado River through Lake Mead. It is the single biggest reason water heaters, fixture cartridges and dishwashers wear out faster here than their rated life suggests.
Do I need a permit to replace a water heater in Las Vegas?
Yes. Clark County, the City of Las Vegas and the City of North Las Vegas all require a permit for a replacement as much as for a new installation. Which of the three you deal with depends on your address rather than your mailing city, because a Las Vegas postal address can sit in unincorporated Clark County. We pull the permit and meet the inspector as part of the job.
