Five things explain most plumbing prices in this valley.
- Caliche. The cemented desert layer under us. No basements, pipes in slabs, and slow digging.
- Water around 16 grains. Well past the top of the very hard scale. It ends heaters, cartridges and toilet parts early.
- Pressure from 30 to 100 psi. Over 80 you need a PRV, and plenty of houses are running without a working one.
- Slab on grade. Water lines in concrete instead of under a floor you can reach.
- Homes built 1978 to 1995. About a quarter of the resale market, and the polybutylene window.

Prices are typical ranges for work in the Las Vegas valley. Final pricing depends on home size, access, materials and site conditions. All prices include professional installation and a 1-year workmanship warranty unless otherwise noted. Prices shown reflect a 10% buffer above base pricing. How plumbing gets priced
- Flat rate
- A price for the job, agreed before we start, that does not move if the work takes longer than we thought. That is how we quote.
- Time and materials
- Hourly plus parts. The risk of a long day sits with you instead of the contractor.
- Dispatch or service fee
- A charge to come out and diagnose. Always ask whether it comes off the job if you go ahead.
- Supplied and installed
- Fixture and fitting, one price, one warranty.
- Customer provided
- You buy it, we fit it. Labor only, and the fixture warranty stays with the retailer.
- Priced per job
- Work nobody can quote honestly without seeing it. Sewer repair in the street is our example.
- Permit
- Needed for replacement and new work, usually not for repairing an existing leak. We pull it.
- Workmanship warranty
- What we guarantee about our labor, separate from what the manufacturer guarantees about the part. Ours is one year unless we say otherwise.

Why two quotes come back so different
Nearly always one of these, and none of them show up in the total.
- Scope. One includes patching, texture and paint. The other stops at bare drywall.
- The permit. The cheapest quote is often the unpermitted one. Cheapest right until you sell.
- Supplied or not. A labor only price next to a supplied and installed price is not a comparison.
- Method. Trenchless or trench. Reroute or break the slab. Same outcome described, very different jobs.
- Restoration. Who puts the driveway, tile or landscaping back, and how well.

Frequently Asked Questions
How much does a plumber cost in Las Vegas?
Depends on the work, which is why this page is a table instead of a number. A toilet repair starts at $131, a hose bib at $216, a drain clearing at $244, and a whole home repipe runs to $42,000 and up. Every figure comes from the book our techs quote from.
Hourly or by the job?
By the job. The price is agreed before we start and it does not change because the work took longer than expected. That risk is ours, not yours.
Why is some work pricier here than national averages?
Mostly anything buried, and the answer is caliche. Nationally 80 to 90 percent of a water main bill is digging and restoration rather than pipe, and our digging is harder. Fixture work lines up with national numbers just fine.
Is the inspection really free?
Yes. Diagnostics that take equipment and time, like a $258 isolation test or a sewer camera at $168 to $698, are priced because they are actual work. Coming out and looking is free.
Do I need a permit, and do you pull it?
Replacement and new work generally need one. Repairing an existing leak generally does not. Where one is needed, we pull it. A quote that never mentions a permit on work that requires one is a quote to do unpermitted work.
What is the 10% buffer in your pricing?
Our published figures sit about 10% above base, on purpose. It is room, not margin. It means we do not have to come back and revise a quote upward because something ordinary turned out to be true about your house.
What does the warranty cover?
One year of workmanship on installation unless we say otherwise, separate from the manufacturer's warranty on the part. On fixtures you supply, we warrant our work and the fixture warranty stays with the seller.
Do emergency calls cost more?
Emergency and after hours rates may apply. Which is a good reason to schedule the things that can be scheduled, and the table above helps you sort which is which.
